Campground Rules
Mitchell's Bay Marine Park Limited --- Policies and Procedures
General
The co-operation and observance of these policies and procedures by all patrons are solicited to ensure a pleasant, peaceful and enjoyable
holiday for everyone.
Vehicles
1. No more than two (2) vehicles may be parked on trailer lots and additional vehicles including all those of visitors must be
parked in designated parking areas. Please refrain from parking vehicles on grassy areas in marina or park. Visitors
and guests must register at the gate or office and obtain the appropriate parking passes. A boat and a trailer are
considered one vehicle. There are daily visitor passes and overnight passes all for a fee.
2. Speed limit in trailer park and marina is 10 KM at all times.
3. Ensure that children riding bicycles have the proper safety helmets.
4. Bicycles must have lights after dark.
5. ATV’s must be plated & insured to enter the park and driver must be licensed as per the Highway Traffic Act.
6. Parking on roadways is prohibited.
7. Absolutely no vehicles on a site that are not insured/plated and currently being driven. No vehicles to be left on a site
throughout the off season.
Golf carts
1. Carts must have lights after dark. Slow-moving signs are desirable. Liability insurance must be carried. Please
refrain from driving on grassy areas. All people driving golf carts must be 16 years of age with a driver’s license.
2. All golf carts must have a Golf Cart Pass affixed to the lower right side of the windshield area. Failure to post Golf
Cart Pass on your cart can result in loss of golf cart privileges. Carts must have lights after dark, slow moving signs
are desirable. Liability Insurance must be carried and a copy supplied to the office.
Boats and Boat Trailers
Storage of boats, boat trailers or other equipment is not allowed on the occupants’ lot unless approved by management. Boats that are
under 20 feet in length are subject to management approval and a seasonal launch or mooring pass must be purchased. There will be
designated areas for boat and trailer storage with an appropriate fee if they are stored off site. All boat trailers stored must have the
appropriate pass otherwise they will be locked until the pass is paid for.
Storage of utility and enclosed utility trailers will only be stored in areas designated storage areas on the premises for a fee. All trailers
must have the proper passes (tags) attached to the trailer before they can be stored.
Pets
1. Pets are not permitted to roam free.
2. Pets must be leashed and restricted to the roads when being walked. They should not be allowed on other tenants lots without
their permission.
3. Dog owners are responsible for picking up their pet's litter.
4. Pets must not be left unattended.
5. All provincial and municipal bylaws must be adhered to.
6. Only 1 bird feeder allowed per lot.
Fishing
No fishing in the Marina basin. Fishing is allowed in the ponds. Fish must be cleaned and the remains disposed of at the fish cleaning
station.
Camp Fires
1. Small camp fires are permitted within fire rings on trailer lots, provided caution is observed. ALL FIRES must be extinguished
before retiring for the night. Please respect the other tenants around you. After 11PM it is quiet time. There is a 5-metre
setback from a housing structure. The location of fire pits must be approved. If smoke or sparks are creating an undesirable
situation for neighbours, the fire must be put out.
2. No ash firewood can be brought into the campground. Please ensure you are familiar with the rules for transporting firewood.
The CFIA has the right to enter the campground and inspect any firewood on the premises. Proof of purchase and the type of
firewood purchased may be requested. At any time, we may prohibit any firewood from being brought into the campground.
3. Do not burn garbage in the fire pits.
Trees
Cribbing or building up the area at the base of the trees with topsoil is prohibited as this limits the oxygen to the roots and eventually
kills the trees. Do not hang clothes or other items from trees as it may damage them,
Tree cutting and removing or damaging bark is prohibited. Please ask management before trimming any trees. We request that any
planting of trees and landscaping be pre-approved.
Hydro, Water and Sewage
Lights must be turned off when retiring for the night. Leaking water hoses are prohibited. Shrubs and flowers may be watered as
required, as well as, moderate watering of lawns. Leaking or improperly sealed sewage lines are prohibited. Sewer lines from the trailer
to hook-up are to be of solid plastic and properly sealed. If management and/or the Ministry of the Environment find an unacceptable
situation on your lot with respect to sewage and/or grey water disposal, all costs for clean-up and penalties will be paid by you. The
Ministry of the Environment can investigate at any time.
1. Use only white toilet tissue for better chemical breakdown. Disposable diapers, sanitary pads, tampons and paper towels are
not to be flushed down your toilet. Water supply taps must be turned off when you intend being away a day or more in case
of hose breakage.
2. Any changes to the hydro installation of Mitchell's Bay Marine Park Limited must be approved in writing by the operator.
At that time, we will ensure that the proper changes in your contract are completed and our electrician will be authorised to
complete the work. "Any unauthorised changes are grounds for eviction from the park".
3. Hydro meters will be read and billed at least twice per year. Do not dig any posts into the ground without first getting
approval.
All electrical equipment being used must be CSA approved and clearly labelled with the stamp of approval.
Refrigerators/freezers
Outside refrigerators (freezers) are permitted only when enclosed in an approved utility shed.
According to the law outside refrigerators must be kept locked.
Garbage
Garbage must be placed in tied plastic bags and deposited in the garbage bin. Only household garbage is allowed. All other garbage
must be taken home. At no time are individuals to bring garbage from off the property and dump in the containers located at the marine
park. Abuse of these rules is grounds for eviction from the park. All recyclable garbage must be placed in the blue bins, if available.
Washrooms and Showers
Washrooms are available 24 hours a day from May until October for the convenience of the Park and Marina patrons and their guests
only.
Users of these facilities are respectfully requested to help keep them clean and tidy for the benefit of others as well as themselves. Please
report any problem or abuse to the manager immediately.
We would ask that you remind all family members that we can evict the family of any person caught defacing our washrooms or other
property. You are responsible for the actions of your guests. Any infractions on their part could lead to your eviction from Mitchell's
Bay Marine Park Limited.
Clubhouse
The clubhouse is for the use of the seasonal campground and marina patrons from May until October. We ask that it be left clean and
tidy after its use. Please advise the office of any functions you would like to plan in order that they can be added to the schedule. There
is a fee for its use.
Bulletin Board
1. Notices are to be approved by the office. Only information of interest to Park and Marina patrons will be posted on the bulletin
board located in the clubhouse.
Quiet Hours
Quiet hours are 11:00 p.m. to 9:00 a.m. daily. Playground hours are 9:00 a.m. to 8:00 p.m.
Renting
Renting or loaning of trailers to friends or relatives is not allowed. If in doubt check with the operator.
Loaning of your seasonal pass (es) is strictly prohibited. Letting others use your site by placing their trailer on it is not allowed.
Please inquire at the office for a site.
Additional tents/shelter on the site
1. Campers, tent trailers and tents are not to be erected on the lots without the prior written approval of the operator. If your
visitors need space for overnight camping, please contact management and they will provide an area for a nightly fee.
Selling
No selling of merchandise of any kind by park patrons is allowed on the premises (including sale of firewood).
License of Occupation
Mitchell's Bay Marine Park Limited reserves the right to refuse to renew the yearly license of occupation.
Safety
Possession of firearms or air guns in the Park is prohibited.
Young children must not be left unattended and must be accompanied by an adult when moving throughout the park.
Swimming in the Marina is prohibited.
The Chatham Kent Police Department and the Ontario Provincial Police have our permission to enter the property at any time and have
unrestricted access to operate throughout the facility.
Rates
Rates by the season, month, week or day are as posted. Rates for other services are available on request.
1. Seasonal rates must be paid in full as per the rate schedule. Mitchell's Bay Marine Park Limited must be in receipt of a signed
contract and full payment before entry will be allowed to the campground. The deposit and/or full payment must be received
by October 1 of the previous year to guarantee a camp site for the upcoming season. Payment arrangements must be made by
October 1st of the previous year. If appropriate payments are not made the trailer, deck, shed etc. are to be removed by October
31.
Trailer Size
The maximum currently allowable trailer size on our regular sites is 36 feet long by 8' 6" wide not including the tongue or tip out.
Loss, Damage and Injury
Liability for loss or damage to personal property or personal injury while on Park premises is solely the responsibility of the occupant
and guests.
Maintenance of the site:
If the site is not kept neat and tidy, management will perform the service and charge you the appropriate fee.
Eviction
Failure to observe the foregoing rules and regulations may be grounds for eviction from the Park or Marina without compensation or
refund.
Infractions under civil law or criminal code committed on the Park premises by you or your guests will also result in immediate
eviction without compensation or refund.
Significant Alterations
The following list of items must be approved in writing by Mitchell’s Bay Marine Park prior to installation.
A proper plan must be submitted in advance for management to review and sign. A copy will be kept on file.
[a] Placement of the trailer on the lot.
[b] Decks: They are to be professionally designed and built to approved plans. The size and height of the deck is strictly
regulated. Maximum is 10 feet wide and three quarters the length of the trailer. Written permission must be on file to alter these plans.
[c] Sheds: The size and placement must be approved by management in advance of installation. Maximum size of sheds is 8 X 8 or
8 X 10 as supplied by Mitchell’s Bay Marine Park.
Gazebos: Approval must be on file for the size, type and placement of all gazebos.
Landscaping including gravel for driveways must be pre-approved.
Additions and Awnings
Florida Rooms and Sun Rooms are to be manufactured units purchased from a manufacturer approved by management. The
manufacturer must be insured and the unit must be installed by the manufacturer.
The size and placement of the additions are strictly regulated.
A proper plan must be submitted in advance for management to review and sign. A copy will be kept on file.
Trailer Sales on the Site
Mitchell's Bay Marine Park Limited reserves the right to not allow trailers to be sold on the lots. If Mitchell's Bay Marine Park Limited
waives that right, trailers cannot be sold on the lot without the Trailer Sales Procedure as following:
1. The seller must provide a written notice of intent to sell to the office.
2. All outstanding site and hydro fees must be paid in full, and a thorough inspection of the trailer and premises completed
by Management, before approval will be given to transfer the lot.
3. A Contract of Representation between Mitchell’s Bay Marine Park and the trailer owner must be signed, prior to any
advertising of the trailer for sale.
4. A transfer fee of $1000+HST must be paid in full, upon the sale of the trailer. This fee is non-negotiable; failure to
comply with this rule will result in the cancellation of any transfer. This fee will be billed to the seller, it is the seller’s
responsibility to recuperate this fee from the purchaser.
5. Once all fees have been paid and inspection completed, the seller will complete the Trailer Sales Form, providing a
written description and digital photos of the trailer, to be posted inside the clubhouse.
6. Potential buyers must meet with Park Management to review Park Rules and Regulations, pay appropriate fees (including
hydro deposit of $200) and sign the agreement of tenancy, prior to completion of sale.
7. Park Management reserves the right to determine suitability of potential tenants and hold final right of refusal.
8. Substantial upgrades to and cleanup of existing lots may result in additional maintenance fees.
If your trailer is to be listed for sale on the site, management must be informed at the office prior to any signs being erected
or ads being placed. Approval must be obtained for the trailer to remain on the site prior to any sale taking place.
If this is not done, the trailer must be removed from the site at the time of sale without exception. Please pick up the
Trailer Sales Procedure Package at the office prior to sale.
New and used trailer purchases:
Upon decision to replace an existing trailer, Mitchell’s Bay Marine Park retains the right to refuse/approve the new or used
unit with preference and priority given to General Coach Units sold by Mitchell’s Bay Marine Park, the authorized dealer. The office
must be informed and approve of any change in advance.
F Section Any upgrade to existing trailers will be General Coach Units sold by Mitchell’s Bay Marine Park, the authorized
dealer.. The office must be informed in advance and the request is subject to approval from management.
